To get to Japantown and Chinatown from a BART station?

I'm taking a guest to see both Japantown and Chinatown in the same day. We're coming from the east bay so we'll be coming in from bart. What is the best way to see both with public transportation? (which are the best buses to get to Japantown first and then to Chinatown and starting from which bart stop?)
